The Kensington Lakes Vision
Since our last news posting (way back in 2007) we have made many advances toward implementing the Kensington Lakes vision.
The most significant are:
- Approval of all 4 stages of the commercial Industry components of the project;
- Completion of all development work, landscaping and release of the first 3 stages;
- Construction and occupation of the first 7 commercial buildings and advanced planning for a variety of businesses on a number of other lots;
- Currently constructing the final (stage 4) commercial industry stage which includes the 12.7ha Superpark, the business airpark, and an additional 46 lots;
In terms of the Residential stages of the Kensington Lakes community, again great progress is being made with the authorities in terms of getting the final green light so we can start digging and constructing. We are currently:
- Negotiating the final stages of the planning approval for the overall use of the site for a residential master planned community;
- Council have been supportive all the way through however there is considerable investigation and reporting required to enable the project to navigate the myriad of approval processes required for this ambitious and multi-faceted project;
- Council are now at the decision phase and we expect approval some time toward the middle of the year;
- We have already signed a 55 year air access agreement (with renewal options) with the airport operator to allow for the necessary access to the airports runways;
- We have already prepared much of the detailed engineering design and tender documents to enable a prompt works approval and commencement of construction once the project clears the planning process;
- Our first Residential stage will see the construction of the 6ha lake and lakeside park and all the bulk earthworks carried out;
- We propose to develop in stage 5A (the first of the residential stages)
- The lake and lakeside park;
- The shopping centre and retirement village site;
- The Sports club site, and the two 5 storey mixed use building sites off and extended Eggmolesse Street;
- Other 5 and 3 storey unit sites to the south and east of the lake;
- The first 16 residential air access lots;
- 44 conventional residential lots (11 of which front the lakeside park);

We are also working on a number of other initiatives to help implement the master plan including:
- Designing an upgrade of Commercial Avenue, from the existing roundabout at Johanna Boulevard to the airport, to make it a fitting ‘entry statement’ boulevard for people arriving or leaving Bundaberg by air. Initiatives in this regard include fine tuning the landscaping, and up-lighting to the Kauri pines planted 12 months ago;
- We are in the advanced stages of designing themed artworks for placement at key roundabouts and other iconic places throughout Kensington Lakes. The theme focuses on harnessing air movement and will feature stylised aerofoils, windsocks, sails (near the lake), whirligigs near the village centre etc.
We will report further on the progress of these initiatives in the coming weeks or months and will aim to post regular updates on these and other matters of interest as they arise.
